Mainlands sections I & II is registered as a senior community; therefore you must be 55 or older to be allowed to reside in this section of the Mainlands. All others in the home must be 18 or older. Residents between the ages of 18 and 54 may reside in the home without a person 55 or over for up to 30 cumulative days per year. A permanent resident is defined as one who resides in the home greater then 180 cumulative days per year.

We require a background check of financial and criminal nature in order to insure that you will not represent a burden to the community. If you are aware of problems in the above areas, you may choose not to apply at this point. Please take the time to familiarize yourself with our Declaration of Restrictions and our Constitution and Bylaws.

We ask you to inquire about any rules that you did not properly understand.

As you can see, we are very serious about maintaining the beauty, financial stability and peacefulness of our community which will translate as a benefit to you should you choose to reside here.

Residency Instructions & Procedures

Screening Fees : Prices are subject to change due to market fluctuation and administration costs.

*Maximum occupancy is 4 persons. Screening fees are non-refundable.

Documents required:

1. Fully completed and signed application form. Please write or print legibly

2. Signed Release forms for Background Check

3. Copy of first page of Sale or lease contract & Realtor Information and telephone number

4. Proof of Income.

5. Investors: Maintenance is paid in six (6) months increments. (No rental before 2 years)


Make certain that all required information is included with your application to avoid delays in processing.



PROCEDURE(Please allow 10 working days for securing background check on completed forms.)

Return completed application to the Mainlands I &II office. (9 AM-Noon, Monday, Tuesday, Thursday and Friday) Please note that the office is closed on Wednesdays. Once background check has been received, you will be notified and an interview date will be arranged by members of the screening committee.

At the time of the screening interview, you will be asked to provide photo identification of all applicants who will be residing in the home.

You must have in hand the governing documents of the Association when you arrive for screening.

ANY FALSIFICATION AND/OR MISREPRESENTATION OF INFORMATION REQUESTED IS SUBJECT TO AUTOMATIC DISQUALIFICATION. Should the information become known after the screening process, the matter may be turned over to our attorneys for corrective action.

Certificate of Approval: if granted, will be available at the completion of the screening.

*Closing without first obtaining a certificate of approval is prohibited and may cause the action to be voided. It is illegal to occupy the home before closing.

Incomplete forms may delay the process.

PLEASE NOTE: The offer must be accompanied by a down payment of not less than three ( 3%) of the purchase price and cannot originate from the seller, or any bank, insurance company, mortgage broker, lending institution, real estate company or entity in the business of lending money.

Financial Criteria:


  • A good Credit Score as determined by the lender(s) and/or the administration


  • No History of Foreclosures or Personal Bankruptcies




Criminal History Criteria

  • No record of felonies, jail time, probation, or any repetitive pattern of misdemeanors involving civil or domestic disturbances or abuse of any kind. No tax evasion or drug related issues within the past 10 years


  • Mainland I & II may conduct independent searches to verify financial and criminal history. Background checks will be requested on a US wide and/or on a Canada wide basis.
